Nabarro McAllister & Co Ltd undertake residential valuation work for a large number of banks and building societies and are appointed panel valuers to many of the high profile lenders providing mortgage finance on residential property.
The firm are also available to carry out valuation advice for buyers and sellers alike on residential property.
This work is carried out in an area bounded broadly by Ripon in the North, Selby in the East, Ilkley and surrounding villages in the West and Wakefield and surrounding areas in the South. The western fringes of the area of work also incorporates Huddersfield and Halifax.
Other more specific valuation work is also carried out in respect of matrimonial disputes and also in respect of probate valuations. In some circumstances valuations are required for capital gains tax purposes either currently or at historic dates and again valuations of this nature can be provided on residential properties in the areas referred to above.
Advice is also available in respect of rental valuations for residential property as well as freehold valuations.
Nabarro McAllister & Co are appointed valuers to many of the principal funders of commercial property purchase. We are able to provide valuations for banks and other financial institutions providing mortgage finance or security lending on commercial properties. This includes industrial properties, retail properties and office buildings.
Valuations of this nature can also be provided for private clients purchasing commercial property. Rental valuations are also undertaken where tenants require advice in acquiring an existing or new Lease on office retail or industrial accommodation.
Nabarro McAllister & Co carry out RICS Home Buyers Reports on residential properties predominantly for prospective purchasers of houses or flats. Advice and survey work can also be undertaken on new build properties usually in the form of a snagging list for the buyer to provide to the builder or developer prior to exchange of contracts or prior to completion.
Building Surveys are also undertaken on both residential and commercial properties. Building Surveys involve detailed reports on the condition of the building covering the structural element. Whilst some basic advice will be provided in respect of services, detailed tests of services can be arranged via independent contractors in addition to the Building Survey service.
Building survey advice is also available in relation to specific defects where there is no requirement for a full inspection covering a whole property. Consequently where a prospective buyer or existing homeowner is concerned about one particular aspect of their building then specific defect advice can be provided.
Building Surveys are also carried out on retail, office and industrial property for both existing owners or occupiers or prospective purchasers or prospective tenants. For owners or prospective buyers, detailed advice can be given on the structural condition of the buildings directed to specific concerns whether it be an existing occupier or prospective purchaser.
This firm also provide extensive advice on matters of dilapidations for existing tenants who are coming towards the end of a Lease or prospective tenants who are proposing to take a Lease in order to provide up front advice prior to commitment to a repairing obligation in a Lease. Our work also involves the preparation of Schedules of Condition to be attached to a new Lease limiting the repairing obligations.
Advice is also provided to landlords where the tenants have failed to comply with their repairing obligations under the lease. Interim and terminal schedules of dilapidations are prepared and served upon the tenants and settlement of the claim will also be undertaken.
Nabarro McAllister & Co undertake a range of advice in respect of Landlord and Tenant matters including undertaking rent reviews and Lease renewal negotiations. Lease renewal work involves the negotiation of new Lease, terms of a new Lease together with negotiations of the revised rental level.
Rent review work will involve an assessment of the terms of the Lease, advice as to the appropriate rental level at review and where necessary and appropriate, negotiation with the landlord or tenant or their respective advisers in respect of the relevant rent at review. If agreement cannot be reached and there is provision in the Lease for Arbitration then we can act for Landlords and Tenants in an Arbitration procedure under the provision of a rent review clause.
Nabarro McAllister & Co undertake appeals against Business Rates in respect of retail, industrial and office buildings of all sizes. Appeals will be submitted where it is considered appropriate to the District Valuers office and negotiations will take place with the District Valuer in an attempt to renegotiate the Rateable Value.
The work is carried out on a “no win no fee” basis. Initial assessment will be made as to whether there is justification for an appeal and whether it is worthy to do so. Once the appeal has been made then the negotiations will take place in accordance with the District Valuers time table to seek to reduce the rate. Where necessary representations can be made at Local Valuation Tribunal or Lands Tribunal if appropriate.
Nabarro McAllister & Co have extensive experience in dealing with Party Wall issues. Advice can be given in respect of boundary disputes and negotiations can take place with neighbours or their representatives in an attempt to settle such disputes. Expert Witness Reports are also undertaken in respect of boundary issues.
