A Building Survey is a wide-ranging inspection of a property which was previously known as a full Structural Survey. It is the most comprehensive of the surveys available for residential properties and will provide a detailed evaluation of a property’s condition no matter what you prefer to refer to it as.

The condition of each element of your house along with the defects, their apparent cause, the urgency of repair and maintenance options will all be outlined in the Building Survey report. It may also include an indication of the cost to repair.

Even though it’s the most expensive survey,  Building Survey’s are the most comprehensive and detailed evaluation of a property’s condition and construction.

You should only use Chartered Surveyors conduct Building Surveys. To make sure that you are getting independent, expert advice, it is important to check that the surveyor you have chosen is regulated by RICS, as they set the guidance for surveyors.

 

When Is It Appropriate to use Building Surveys?

  • If it’s a listed building
  • If the building that you are looking at is old
  • Buildings that you intend to change
  • Unusually constructed buildings
  • Buildings that have already had a significant amount of change performed to them

What Will This Include?

  • A full building inspection
  • A full survey report
  • A property valuation

The survey will inspect all visible and accessible parts of a building including roofs, walls, floors, windows and doors, chimneys, cellars, garages and outbuildings. If the surveyors locate any major problems with the property, by law they have to report it. So during them conducting the survey, they will be looking out for problems and building defects. This will include them looking in cupboards and manholes and a full inspection of the services. However, some elements that  might not be included are to investigate enclosed or concealed parts of a building, such as sealed roof spaces.
